I own a house and put my son's name on the title. He lives in it and pays his own bills but has paid none of the home repairs taxes and insurance. He does not pay rent and now he has two people living with him and neither of them pay rent either because he says he owns it and if he chooses to let them he can. What recourse do I have in evicting all of them?



Answer

You don't. As a owner, you son can invite anyone to live there. This is one of the prime reasons one should not add a true owner on title.
