I agree with Mr. Christian. Why take a chance and risk getting sued later for failing to disclose?

Disclosing an easement seems very necessary. Some easements show up in the public records; some don't. Some easements were created for some reason that is long obsolete and will never be used; others are current hotbeds of activity. There is a legal duty to disclose anything you know about that might affect the useability, desirability or value of your property, and easements rank rather high on the list.
