Have an owner carry real estate contract. Contract says no major renovations will be made without written permission. Buyer has basically gutted the house. Do we have recourse?

Yes, a breach of contract lawsuit. Your contract probably says that, upon breach of buyer, all payments are immediately due to seller. If buyer does not immediately pay, that will be a further breach of contract. Remedy for breach could be judgment against buyer for immediate full payment.
