i live in Georgia; a bad odor was found to be coming from the a/c vents - sweet, oily, musty - which causes me to itch, have severe headaches and nausea. landlord finally replaced a/c unit, had ducts cleaned but smell still there. landlord says he as done all that he can. my doctor advises me to move as the townhome is making me sick. i found a place and will move in a few weeks. i would like to ask landlord to keep my deposit in lieu of me paying October rent and will have the place cleaned as i promised to do. what are the chances of him saying yes? and do i have other options to make this work? I am a tenant at will and have been in this place for 3 years. Landlord not always the most reasonable person.

You are asking for a guess about what your landlord will do. Keep in mind if he sues or send it to a collector it'll probably cost you more over the long run. Whatever the response, work it out even if you have to pay more than you want to.
