Need to foreclose on a multi. Or rather enforce an assignment of rents clause to grab the rents or get the court to do rent escrowing (with me paying the court's bond).

Depends on the circumstances and documents. If you hold a deed of trust securing the debt, why not contact the trustee and initiate a foreclosure action? How did the debt come into existance? How is it documented?
