I bought a land in California at a tax deed auction

Do I have to get quiet title legal procedure? Any other ways to clear title?

Can I sell to an all cash buyer without doing the quiet title?

Since the period for someone to challenge the title is 1 year, should I just do nothing for 1 year and then easily get title insurance?



Answer

The deed you get from the tax assessor passes good title clear of all liens except any superior tax liens. The former owner has one year to file an action to set aside the tax sale for any irregularities in the sale. There is no automatic need for you to file an action to quiet title unless you are having problems with the former owner or a neighboring owner.
