Question

In California. Month-to-month, no rent control. I'm planning to amend R&R for the property I manage, the old R&R's are outdated and don't address many issues. I'd like to add a paragraph forbidding tenants from sleeping in their vehicles in the garage, partying, congregating in the common areas, such as walkways, staircases, laundry rooms, etc. Would that be illegal, would it violate any of the tenant's rights? Are there things that from legal point of view I cannot put in R&R's? Thank you.

Answer

This forum is not an appropriate method of telling you all of the don'ts. It would be better for you to draft them and consult with an attorney for a simple hour or so, for a couple hundred dollars, and get quality assistance.
